How Lake Arthur Self Storage uses text messaging — and how you control it.

- Message and data rates may apply — check with your carrier.
- We never share your phone number with third parties for marketing.
Program details
How you opt in
Tenants opt in to SMS notifications through one of two paths. We do notsend text messages to anyone who hasn't actively opted in through one of these methods.
- 1. Online — at the rental checkout
When you rent a unit online at our rental page, the form includes an unchecked opt-in checkbox with the full disclosure shown below. You must provide your mobile number AND check the box for us to send you SMS.
Disclosure shown next to the checkbox:“By checking this box, I agree to receive recurring text messages from Lake Arthur Self Storage at the mobile number provided about my account — including rent reminders, payment confirmations, payment failure alerts, lease documents, and occasional service announcements. Message frequency varies, typically 1–4 messages per month per active lease. Message and data rates may apply. Reply STOP to opt out at any time, or HELP for help. Consent is not a condition of renting a storage unit. See our Privacy Policy and SMS Terms.”
- 2. In person — at the facility
When a tenant signs the rental agreement in person at our office at 787 Unionville Rd, Prospect, PA, the paper lease form includes the same opt-in language and a separate checkbox. The tenant's mobile number is only added to our SMS system if they check the box and sign.

This is the exact checkbox + disclosure shown in step 1 of the online rental form at our units page. It is unchecked by default; tenants must actively click the box to opt in to SMS.

What messages we send
We send account-related text messages only. We do not send marketing or promotional SMS. Examples of every message type we send:
- Welcome message
Welcome to Lake Arthur Self Storage, Connie! Your lease for unit B-7 is active. The gate is open 24/7 – drive up and put a lock on your unit any time. Reply STOP to opt out.
- Rent due reminder
Hi Connie – your Lake Arthur Self Storage rent ($65) for unit B-7 is due Mar 1. Manage at lakearthurselfstorage.com/account. Reply STOP to opt out.
- Past-due alert
Hi Connie – your Lake Arthur Self Storage rent ($65) for unit B-7 is 7 day(s) past due. A $10 late fee has been added. Update at lakearthurselfstorage.com/account. Reply STOP to opt out.
- Auto-pay confirmation
Hi Connie – your auto-pay is set up. Your Lake Arthur Self Storage rent ($65) for unit B-7 will be automatically charged on the 1st of each month starting Jun 1. Reply STOP to opt out.
- Service announcement
Lake Arthur Self Storage: The gate will be closed for routine maintenance on Tue Mar 12 from 8am–10am. Plan around it. Questions? Call (724) 290-4437. Reply STOP to opt out.
Message frequency
Typically 1–4 messages per month per active lease. Frequency varies based on whether a payment is on time, whether facility announcements need to go out, etc. Some months you may receive zero messages.
Costs
We do not charge you for SMS notifications. However, your mobile carrier's standard message and data rates may apply depending on your plan. Check with your carrier if you're unsure.
How to opt out — STOP
Reply STOP(or CANCEL, END, QUIT, UNSUBSCRIBE, STOPALL) to any message from us to immediately cancel SMS. You'll get one final confirmation message, then no further texts. Opting out of SMS does not affect your lease or email notifications.

Privacy
We do not share your mobile number or SMS opt-in data with third parties for marketing. We use Twilio (a licensed CPaaS provider) to deliver messages — they process the message content as a data processor on our behalf. See our full Privacy Policy for details, including our list of subprocessors.
What we will never do
- Send SMS to anyone who hasn't actively opted in
- Sell or share your phone number with marketers, advertisers, or any third party for their own purposes
- Send promotional or advertising messages
- Send messages with adult content, gambling, lending, or pharmaceutical content
- Send messages outside the scope of your tenant account at this facility
Service provider
SMS delivery is operated through Twilio Inc. (CPaaS provider), registered under the U.S. carrier consortium's A2P 10DLC framework. Our messaging service is registered as a Low Volume Mixed use case under the brand Conrad Rentals LLC (the legal entity operating Lake Arthur Self Storage).
Changes
We'll update this page if we change anything about how SMS notifications work. The “Last updated” date at the top of this page will reflect the most recent change.
